Autumn Greetings!
The market continues to be strong in spite of continually rising interest rates.
Lenders are creative in their home loan packages with options to buy down points/rates, waiving of certain fees and even the option to refinance – without any costs – should the rates subside after purchase.
Some sellers are offering to buy down points for the buyer as well. We are also seeing a good number of price reductions and motivated sellers now.
Naturally, as a homeowner, you’ll want to take care of winterizing your home to protect your most valuable asset. Have heating system serviced by a professional, trim back overgrown shrubs, have gutters and downspouts professionally cleaned – also be sure roof/furnace/dryer vents are clear, cover window wells to prevent snow/ice buildup.

Spring Greetings– 2023!
Here’s wishing you a wonderful Spring Season. I’m copying this to Mother Nature as well as this season needs a little more encouragement than usual!
As a home owner, do a thorough evaluation of the exterior condition of your home. It’s been a rough winter. You can eyeball siding, door and window frames, window wells, foundations, gutters & downspouts, landscaping, etc. If you see any issues contact your insurance company so an adjuster can take a closer look for insured items. Always engage a professional to examine shingles and gutters as this can be a dangerous undertaking otherwise.
Lenders are doing their best to ‘hold the line’ on interest rates with more options for buyer financing and buy-downs of interest rates. Our Single Family Home inventory is at 146 properties for Bismarck-Mandan-Lincoln – good selection in all price ranges.

Happy New Year! I am grateful for the opportunity to serve your needs in Real Estate in the past, present, and future.
2023 is here and our Real Estate Market is thriving. Interest rates have stabilized recently, and lenders are offering creative incent-
ives to accommodate “American Dream Seekers”. For sellers, this means pre-qualified buyers are out there and ready to buy. Recently, I had 26 visitors to an Open House and we went into contract the next morning.
North Dakota Winters are a challenge for homeowners! Be sure to check smoke and C02 detector batteries, have furnaces serviced, replace air filters, clear snow away from the foundations. Coverings over window wells are also a good idea. Keep exterior vents clear too.
Many homeowners have called me about receiving offers in the mail to “buy your home for cash – as is” or other ‘too good to be true’ claims. If you or someone you know has a question about property values, give me a call. I am happy to provide accurate up-to-date information.

The crisp air of the Autumn Season is upon us, bringing a time of reflection, giving and gratitude.
What a GREAT PLACE our community is to come back to. Some of my recent clients hail from California, Nebraska,

Yes – those interest rates are ascending. To balance, many lenders are now offering Adjustable Rate Mortgages (ARM’s) and we are seeing more price reductions and buyer incentives as we head into the 2023 market.
To that point – tenants pay a 100% interest rate and, with rents increasing, NOW is an opportune time for First-Time Homebuyers to start building a lifetime of home equity and financial security. The American Dream is alive and well!
